Born Out Of Necessity
After being unsatisfied with multiple 3rd party property management groups for our 45-door portfolio, we made the decision to hire a team in-house and self manage our homes.
We spoke with numerous owners of single-family rentals and they all shared the same frustration. The existing management options in the marketplace did not provide great service so it was either do it themselves, which they didn’t want to do, or be ok with mediocre service at best.
We are passionate about providing great service and saw a problem that needed a solution. We are excited to announce the launch of Common Ground Management to provide all owners of SFR a better option.

Service First
Providing world class service is important. It matters when it comes to renewals and rent growth. As important, both the Landlord and Manager’s reputation in the marketplace is critical to protect.
In-house Maintenance
Leveraging our in-house maintenance resources allows us to perform minor tasks at a fraction of the cost that it would be to hire out. We pass on these advantages to our clients.
Scale
The more homes you own, the more efficient everything becomes. The price of software, materials and services become less per home when you have scale. Even if you don’t have 100 homes, being a part of our portfolio allows you to take advantage of our scale.
Ownership Lens
We view management through a lens of ownership as we own 45 properties (and growing) ourselves. We understand the importance of sound financial reporting, pushing rent growth, maximizing NOI, and achieving renewals.
Vendor Relationships
The ability to keep costs low is greatly affected by the types of vendors and the length of time of relationships. We are given preferential treatment and pricing due to the large amount of time that we have invested over the years nurturing relationships with the best vendors.
The Team
Ty Lee
MANAGING DIRECTOR
Ty Lee has served as the Managing Director of Common Ground Capital, LLC, a private equity fund that manages a $20mm SFR portfolio, since its inception in March of 2021. From 2004 to 2014, Mr. Lee practiced architecture with some of the most prestigious global architecture firms in the Country. Starting in 2014, Mr. Lee began the transition to the development side of the industry. While at CBRE, the world’s largest real estate company, he managed over $100mm of asset value and worked closely with principals and executives.
Mr. Lee’s development and management experience includes commercial and residential asset classes totaling over $500mm. To date, Mr. Lee’s average returns exceed 20% IRR and 1.75x equity multiples. In order to achieve these returns for investors, he is hyper-focused on creating real estate products in the marketplace that are differentiated through design, exceptional service, and institutional precision of execution.
Krishna Upadhyaya
BROKER OF RECORD
Krishna Upadhyaya started a real estate career in 2003 with Century 21, where she gained her initial training. She has specialized in the Dallas and Collin County areas over the course of her profession. During the boom of real estate, she moved to William Davis Realty, a local agency. She earned a broker’s license in 2016 and functions independently. Krishna is proud to be a Realtor and a resident of an expanding Metropolitan DFW.
In 2016 she purchased a franchise to become part of the leading franchise in property management. Property Management, Inc. is on Entrepreneur’s Top 500 Franchise list. She plans to use her real estate experience to grow in a different direction. PMI Star of Texas’ objectives include working with integrity, ethics, and establishing a relationship with the client. We strive to bring excellence in all our services, which means commitment and dedication to this profession. We value our profession and the contributions we can make to our peers.
Rivka Parr
COMMUNITY MANAGER
With over 20 years of real estate experience, Rivka brings a wealth of knowledge and experience to the Common Ground team. In prior roles, she successfully managed a portfolio of 346 single-family homes with 22 different owners. Managing teams, financials, lease-up, and property maintenance were among Rivka’s many duties.
Rivka is a license real estate agent in the state of Texas and is originally from the nearby city of Irving. When she’s not helping Common Ground grow and expand, she’s active with her church and enjoys spending time with her three sons.
Lauren Lee
DESIGNER
Lauren Lee brings both strong design and analytical skills to Common Ground. After graduating from Rice University and UT Austin’s School of Architecture, Lauren worked in residential design with Jan Showers, managing retail product development and production as well as fulfilling clients’ wishes to create deeply personal spaces. Lauren then moved to solving more technical problems in healthcare interior design with Perkins+Will, finding satisfaction in making spaces like labor and delivery, NICUs, or mental health spaces more functional for hospital staff and more comfortable for patients and families.
With over 15 years of residential and commercial design experience Lauren will be working with Ty to elevate the properties in Common Ground’s portfolio, bringing out individual property’s strengths and creating valuable homes for the community members.
